Kampong AI is the AI startup campus JTC unveiled in its refreshed LaunchPad @ one-north masterplan (March 2026): 14,500 m² housing around 70 AI companies, with 200+ dwelling units in the adjacent block — compressing work, housing and community into one city block. The pilot runs from March 2026, with completion targeted for 2028. It is not an AI Singapore project; JTC owns it.

📖 What it is

Kampong AI is a physical-space play with three design layers:

  • Industrial density: 14,500 m² concentrating about 70 AI companies, using density to manufacture serendipity and collaboration
  • Live-work integration: 200+ dwelling units next door reserved for founders and engineers — "kampong" (Malay for "village") names exactly this co-living form
  • Location reuse: sited in the LaunchPad precinct of one-north, it stacks on top of the existing incubators, VCs and research institutes around it

Timeline: JTC unveiled the refreshed LaunchPad masterplan and started the pilot in March 2026, with full completion in 2028.

🤖 Relation to AI

Kampong AI itself produces no models or papers — its bet is agglomeration: compress AI companies, talent and living space into one block and shorten the physical distance from idea to collaboration to company. Against international peers (Silicon Valley hacker houses, Shenzhen industrial parks), its differentiator is that a government developer (JTC) runs it directly and housing is designed in from day one.

🇸🇬 Relation to Singapore

In the "seven transmission levers" framework, Kampong AI belongs to the physical-infrastructure branch of Lever 1 (infrastructure) — same column as data centres and compute clusters, except what it builds is density of people rather than density of machines.

A take: land in Singapore is scarce and expensive; dedicating a one-north parcel to AI startups plus talent housing is a genuine fiscal statement. The risk is equally plain: campus economics live or die on tenant quality — worth revisiting occupancy and company mix after completion in 2028. Note it is not an AI Singapore project; JTC owns and runs it.
